Here are the 50 least expensive single family homes in Richmond west of Hwy 99.  These 50 homes represent roughly 10% of the 506 single family homes currently listed for sale. To give this market some perspective, at the end of January 2013, there were 846 single family homes listed for sale in Richmond. The market is definitely much tighter right now than back then, and I suspect it will get even tighter in the next few months.
