Of the 996 properties for sale in the last 30 days ending October 10, 2013, 70 sold in total or 7% on average.
This compares with 32 single family homes sold out of the 1162 listed over a similar period one year ago (2012).  So we are up 2.54 times the volume of the previous year for this period.  In short, this is a far more balanced market, and, depending upon the specific neighbourhood, still favours buyers. Below is the same data for September 2012, not exactly the same 30 day period but enough to show the contrast.
