Estate Sales: Worth a look?

Presently in North Vancouver, Vancouver East and West and Richmond, there are 50 properties currently being sold via estate sales.   This usually means that following the death of a family member the property is put on the market.

Do people generally renovate in their final years? No.
Do they spend money on their properties? No.
Is there usually more than one beneficiary to a will? Yes.
Are there usually out of town beneficiaries who do not have to do any work to refresh the property but who still participate in the proceeds of sale? Yes.
Does the local beneficiary often feel that putting personal time into a property when there is only a fractional interest to them is not worthwhile? Yes.

Hence, it is not a bad idea to periodically take a look at estate sales.  The local beneficiary is usually the executor and is likely to have more to say about the decision making with respect to the sale, and less motivation to hold out for a better price.
